I start with a thorough walk-through, assessing the property’s curb appeal, gardens, walkways, fixtures, paint, floors, appliances, rooms, bathrooms, fireplace(s), electrical, furnace, basement, and foundation. I also check hidden systems like the roof and sewer. After noting everything and visualizing a plan, we finish with window washing, deep cleaning, and staging.
Preperation
Whether we handle the transformation together or you do it on your own, obtaining bids is the next step. I have a team of service providers who meet with me at a moment’s notice, so I can line up everyone within a day or two for estimates. Once bids are in, I sit down with the sellers to review what makes financial sense and highlight what’s essential. Then we prioritize together. Preparing a home for market usually takes 10 days to three weeks, which also allows time to create the advertising and online presence before going live.
